Pine Lane House

We love the 80s here at The Coolector but, truth be told, a lot from the era could do with updating. That’s where Ballman Khapalova come in as they have renovated a 1980s ranch house in Saugerties, New York, to create a modern property with amazing views of the surrounding landscape. They extended the home by some 300 square feet and added a steel standing seam roof, external wood cladding, and an outdoor deck to make the most of the location.

Named Pine Lane House, the renovation of this property has transformed it into a light-filled and open space that is ideally suited for its rural location. It has the sort of understated, minimal look and feel that we’re big fans of and the architects sought to modernise a traditional ranch house and make it more suitable for a young family’s needs. And, as you can see, it is mission well and truly accomplished for the talented team at Ballman Khapalova.

The studio kept most of the original windows at Pine Lane House and added a few more to let in more natural light and provide incredible views of the surrounding vistas. Two of the existing bedrooms were joined together to create a master bedroom suite with an office nook. The house extension enlarges the open-plan kitchen, dining, and living area, which opens onto a raised wooden deck. Steps work their way down to a lower-level deck with a circular hot tub that is nestled beneath a tree canopy.

Throughout Pine Lane House you’ll find custom wood furniture designed specially for the home, including the kitchen units, a desk in the office and a free-standing bed with built-in storage. The bed was purpose-built to also act as a division between the room to separate the sleeping area of the bedroom from the dressing space. The built-in shelving was crafted to home a variety of differently sized pieces depending on the spaces they serve and to engage visually with the windows and the overall spatial organisation of the house. Another fantastic piece of architecture that we’re loving here at The Coolector.
